About Emotion

Emotion is located on Maybury Road in Hull on the site of a former school field. It forms part of an exciting new citywide project to bring 4,000 new homes to the city over the coming years.

The development is a collection of three and four-bedroom homes 4 miles from the centre of Hull. Home types include the stunning four bedroom Bologna and the spacious three bedroom Sofia.

There are plenty of shops, attractions and excellent transport links close by. Emotion’s location on the main bus route also makes it easy to travel around the local area. 

Families with young children will find Maybury Primary School adjacent to the development, while Malet Lambert School is a short walk away.

 

Local Area

ON THE DOORSTEP

Maybury Primary School is located next to Emotion, making it one of the reasons these new homes in Hull are perfect for families.

There are also plenty of amenities close by, with a BP petrol station and Londis convenience store with post office around the corner from home.  

Your nearest supermarket is Morrisons, where you will find another post office, 0.7 miles or a three-minute drive away from Emotion.

There are various places to eat and drink within a couple of miles of your new home, including The Four in Hand, a family pub that’s around a 15-minute walk away. Even closer is The Barham, an eight-minute walk from home, which serves traditional ales and hosts live entertainment.

SCHOOLS AND LEARNING

Maybury Primary School, next to Emotion, was rated good by Ofsted in its latest inspection. The school is open to children aged between three and 11, and offers after-school clubs as well as a wide range of activities.

Bellfield Primary School is also walking distance from Emotion, 0.6 miles away. Bellfield received an outstanding grade by Ofsted in its last inspection, with the quality of teaching coming highly recommended.

Another option for a primary school is Alderman Cogan’s C of E Primary School, 1 mile away from Emotion, which was rated good at its last inspection.

For secondary education, Malet Lambert School is 1 mile or a four-minute drive from Emotion. The community comprehensive school, which dates back to 1932, was rated good by Ofsted. 

Higher education
The University of Hull is a convenient 4.1 miles from the development. Ranked in the top 70 of UK universities by The Complete University Guide, the University of Hull offers more than 2,000 courses including accounting, modern language studies and marketing. It also has one of the country’s most active student unions. 

HEALTH AND FITNESS

Keeping fit
Woodford Leisure Centre is a four-minute drive from home and has an outdoor five-a-side football pitch, sports hall, squash courts and much more. If relaxation is more your thing, head to the sauna and steam room.

DW Fitness Hull, 2.2 miles from Emotion, is where you’ll find the latest gym equipment as well as a large swimming pool, spa pool and sauna. Group exercise classes and personal training sessions are also available.

Staying healthy
GP services are available at East Park Practice, 0.9 miles from Emotion. The practice is open from 8am to 8pm Monday to Friday and from 9am to 1pm on Saturdays.

Meanwhile, Diadem Medical Practice is 1.2 miles from the development. Appointments are available from 8am to 6pm on Mondays, Thursdays and Fridays and until 8pm on Tuesdays and Wednesdays.

GETTING AROUND

Emotion is on Maybury Road, 0.6 miles from the A165 Holderness Road. It offers easy access to Hull city centre, 4 miles or a 20-minute drive away.

The number 50 bus runs right outside the development on Maybury Road, travelling between the Morrisons supermarket on Holderness Road to the Paragon Interchange in the city centre.

Travelling further afield
For rail services, head to Hull Train Station at 4.6 miles, where there are trains to destinations such as Sheffield, Manchester Piccadilly and London King’s Cross. The station is in the Hull Paragon Interchange, an £18 million development that means you can catch a train, bus and coach from the same place.

For international travel, head to Humberside Airport, where flights are available to Denmark, Alicante, Sweden and Jersey, among other destinations. It’s 23 miles from Emotion, or a 35-minute drive away.

SHOPPING

A Morrisons supermarket is 1 mile away from home on Holderness Road. Here you’ll find an on-site pharmacy, café and petrol station. There’s also a Tesco Express 0.5 miles away.

An outdoor market is held at a former fairground site on Walton Street every Wednesday from 8am to 2pm. It’s 5.7 miles from Emotion and is one of the busiest midweek markets in the country. 

Where to shop in Hull
Hull city centre is 4 miles or a 20-minute drive from Emotion, and has a wide range of big name and independent shops. Whitefriargate is the gateway into the city’s old town - head to the Hepworth Arcade for boutiques and vintage clothing. This covered arcade is where Mr Marks and Mr Spencer opened one of their first penny bazaars.

Prospect Shopping Centre is 4.6 miles or a 13-minute drive from Emotion. It has more than 40 shops, including Boots and WHSmith, as well as a Post Office. 

UP AND COMING

Emotion is the ideal development for families, individuals and couples who want to be close to Hull, while enjoying outer-city living. 

Hull is currently the UK’s City of Culture, which is expected to have positive knock-on effects for the city and its economy. It’s estimated the local economy will receive a £600 million boost each year, creating thousands of jobs in the process.

The Hull City Plan is also being rolled out over a 10-year period, maximising Hull’s unique position on the Humber Estuary and focusing on the potential of using renewable energy. 

Tourism has become an important industry for Hull over recent years, and provisions have been made for this to continue in the Hull City Plan. There are currently opportunities to build a cruise terminal, while developing more historic areas of the city.

We will create a personal selling plan, including a review of the property market in your area and an agreed sale price for your home based on two independent valuations. We will work closely with the nominated estate agent to arrange all viewings and enquiries. All offers will be presented to you, and our Customer Experience Manager will guide you through the negotiation process. 







Once you accept an offer we will track the sale of your home, while you start planning for your brand new one.
 
If your chosen home is ready within a four-month period, we may offer to buy your existing home in part exchange.
