About Ambience

Ambience is a collection of four and five bedroom detached and semi-detached homes. Linton, a peaceful village location surrounded by stunning scenerary, makes up part of the National Forest. The development is 5 miles south-east of Burton on Trent and 3.1 miles from Swadlincote.

Excellent facilities are a matter of minutes away, and include Burton on Trent railway station and Swadlincote Ski and Snowboard Centre.

Ambience is the perfect place for families to set up home as there are a number of highly-rated schools in the area. Local bus services also make it easy to travel to the surrounding areas.

Around a quarter of the development will be taken up by public open space. Linton also forms part of the National Forest, so you can easily make the most of the great outdoors while living in your new home.

Despite being a small village, Linton is not short of amenities. There’s a post office, convenience store, two churches, a village hall, two pubs and a number of takeaways within easy reach. Half a mile from the development is Linton post office and a Spar convenience store, ideal for picking up those last-minute essentials.

Ambience is surrounded by stunning views of the open countryside and is close to Toptree Wood. Managed by the Woodland Trust, the area has been planted with 30,000 trees, including oak, cherry and ash.

Coton in the Elms is a nearby village with a traditional pub, The Black Horse. It’s a five-minute drive from Ambience and serves real ales – there’s a wood burning stove for warming up during the colder months of the year.

SCHOOLS AND LEARNING

Ambience is the perfect location to raise a family with a number of excellent schools in the area. The closest primary school to Ambience is Linton Primary School, 0.7 miles or a 13-minute walk away. Open to three to 11-year-olds, the school has a playground, gardens and nature area for youngsters to enjoy.

Other nearby primary schools include Overseal Primary School and Rosliston C of E Primary School. Overseal is situated 2.6 miles away and was rated good by Ofsted in its latest inspection. Rosliston C of E Primary School is situated 2.7 miles away and was also rated good by Ofsted in its last inspection. 

The nearest secondary school for older children, Paget High School is located 6.4 miles from Ambience.

Paget High School is also home to a sixth form, which many students move into once they have finished Year 11. Granville Sports College is 4 miles away in Swadlincote and is open to students aged 11 to 16.

Burton and South Derbyshire College is a 15-minute drive or 5.4 miles away, and has a range of full and part-time courses. These include animal care, business and enterprise, performing arts and public services.

Staying healthy
One of the closest GP surgeries to Ambience is Gresleydale Healthcare Centre, 1.6 miles away. It is open from 8am to 6:30pm Monday to Friday, with pre-booked clinics available on Monday mornings and one Saturday a month. Another option is Rosliston Medical Centre, 2.1 miles away. 

Queen's Hospital Burton on Trent is the nearest hospital to Ambience, a 20-minute drive or 7.4 miles away. It has an accident and emergency department and outpatient services. 

One of your nearest dentists is Delph Dentist Practise located 2.6 miles away in Swadlincote. The practise holds the BDA Good practice Gold award and has also achieved the Investors in people award for the last 10 years.

Keeping fit
There are plenty of opportunities for keeping fit in the local area. Many Linton residents are members of the Evisa Personal Fitness Club, wich is 3.2 miles away and offers studio classes, personal training sessions and beauty services.

Ambience is well connected with great transport links and main roads nearby. It is situated 1.2 miles away from the A444 leading to Burton on Trent, which will take you 15 minutes in the car.

The nearest bus stop is 0.4 miles or roughly a seven-minute walk from Ambience, with frequent services operating throughout the day. If you want to travel into Burton on Trent, the 21 Midland Classic bus service routinely runs from Swadlincote. 

Heading out of town
Burton on Trent is home to the nearest train station to Ambience, at 6.1 miles away. Train services from this station head to destinations such as Birmingham New Street, Plymouth and Cardiff Central. 

The closest airport to home is East Midlands Airport at 17.8 miles. Catch a flight throughout the UK and beyond, to destinations including Glasgow, Guernsey, Malaga and Prague.

SHOPPING 

Living at Ambience, you can enjoy the quiet village location without being too far from your favourite shops. 

There are two shopping centres, The Octagon Centre and Coopers Square, a 15 minute drive away from home. The centres include high street favouries such as Pandora, Next and Dorothy Perkins. 

Linton Post Office and Spar Convenience Store is half a mile from Ambience. The post office service is available from 9am to 5:30pm weekdays, and 9am to 12:30pm on Saturdays.

If you are looking for a supermarket, you will find Sainsbury’s 3.6 miles from your new home in Linton and Morrisons 3 miles away, both in nearby Swadlincote. 

The Swadlincote Farmers’ and Producers’ Market, held on the last Thursday of every month, has a range of local produce and independent traders. It takes place at the Delph Market Square, which is 3.8 miles from Ambience, from 9am to 2pm.

Further afield 
If you’re interested in travelling further afield to get some retail therapy, the Birmingham Bullring is not far away. You can travel there by a direct train from Burton on Trent to Birmingham New Street, which takes 35 minutes.

UP AND COMING

Ambience is in Linton, a parish in South Derbyshire that lies 5 miles south-east of Burton on Trent.  

East Staffordshire Borough Council and Staffordshire County Council are launching the East Staffordshire Town Centre Regeneration Programme. The main focus of the programme is aimed at developing Burton town centre, including measures to make it more attractive and draw in investment.

Burton Gateway, 3 miles from the centre of town, has also been developed over recent years. Commercial units cover the site, which already spans 64 acres. There are, however, plans to create up to 1 million square foot of commercial business space over the coming years.

Big name brands such as Unilever, Pirelli and Boots have already moved to Burton Gateway, with many others soon expected to follow.
