Buying a home: New build vs Pre-owned home

Buying a home is one of the most stressful yet exciting moments in life. There are so many things you have to take into consideration when you kick start the process. The main one being, do you want to live in a new build or a pre-owned home? What are the benefits of both and what should you consider before making that all important decision?

Thinking about buying a new build?

There are so many benefits to buying a new build home. The first one being, you have the option to completely personalise your home. You can design your kitchen and bathroom, pick the flooring and carpets you want and even choose how many spotlights you have throughout your home. 

Another benefit to buying a new build is that you have a blank canvas, ready to make your mark. Of course with any home you buy, you want to decorate and change it to make it your own but buying a new build means you have a blank canvas ready to start from scratch, making your house look and feel like your own. 

You also need to consider the repair costs when it comes to buying a home. With a new build these costs are usually quite low because, you guessed it, it’s a brand new home. And, if there are any major issues with your home, you tend to be covered by the New House Build Council (NHBC) who offer a 10 year structural warranty. 

Finally, and arguably one of the most important reasons to buy a new build home, is the community surrounding you. Moving house can be daunting, sometimes it’s to a new area or city and you don’t often know the people who live next to you which can sometimes make you feel unsafe. The great thing about moving into a new build home is that everyone else is moving in too. You can form bonds with your neighbours and create a wonderful community around you that will leave you feeling safe and happy in your new home.  

What about a pre-owned home?

It’s no secret that period properties and most pre-owned homes hold a great amount of character. From the sash windows of a Georgian property or beautiful fireplaces in a Victorian home, there are so many designs that make for the perfect, characteristic new home.

A pre-owned home also makes for a great project! If you’re looking for a home you want to put your stamp on by knocking down walls, creating different spaces and making a home designed and enjoyed by you then a pre-owned home is great for this. You may be up to your knees in dust for a while but the end result would definitely be worth it. 

Finally, another benefit to buying a pre-owned home is that you can take a look around what will be your home and really get an idea of what it would be like living there. You can get a feel for the area and really experience what it would be like to make this house your home. 

Ultimately, there are lots of pro’s to buying both new and pre-owned homes. You just need to make sure it’s the right choice for you.
