How to reserve a new build home

Naturally, we’re a little bit biased, but we think our contemporary new build homes provide everything you could want from a property. The excitement of waiting for your new home to be built and buying all you need to kit it out is such a great feeling - but before you get to that point, you’ll likely need to know how to reserve a new home with Strata. 

To help you understand the reservation process, this article covers everything you need to know about fees, timescales, and much more. Simply read on to discover  the new build reservation process for yourself. 

The match process – what you need to know

If you want to reserve a new build with Strata, we offer a handy match process for you to work with. This process makes things a lot simpler and speeds up the search for a suitable home. 


Reserving your dream home with the match process

When you head over to our home page, you can enter into a search journey to help you find your perfect home, as well as the location best suited to your preferences.  This is our specialised match process, which makes things a lot easier than sifting through each and every property. Instead, this process matches you up with your dream home! 

To see what the new home you’ve been matched with really looks like, you’ll just need to book an appointment to see the show home. 

Or secure your plot

If you’ve already discovered your perfect plot, you can reserve your favourite property right away. A primary reservation fee will typically cost £250-£500, although this is different for certain sites.

After perusing our full range of contemporary new build homes, simply book an appointment to look around our show homes, where you’ll meet up with our experienced sales managers. From there, you’ll be guided through the reservation process, and how and when you should pay the reservation fee associated with the home you’ve got your eye on.

Once you’ve seen the property and made your final decision to ahead, you can put the remainder of the deposit down to convert it to a stage one reservation – simple!

How to book and look around

To reserve a new build, it’s super easy, you’ll just need to book an appointment online. And to do this, just select the choices from the following options:

  • Whether you’ve reserved a Strata home before/already.
  • The development you’re booking (I.e., Attraction or Destination 14)
  • The Strata house type (Sofia, Geneva, Bologna, Oporto).
  • Whether you’d prefer the convenience of an appointment via video call or an in-person viewing.

 


Make an enquiry

You can also make an enquiry for more information, whether this is a general enquiry or a development enquiry. Simply follow the pages, step by step.

Just enter:

  • Your first and last name
  • Email address/es
  • Phone number.

 

Then, you’ll just need to fill in the following details:

  • Postcode
  • Address
  • City
  • County.

How long can you reserve a new build for?

One important thing to note is that you can reserve your dream house in advance, and sometimes just for £100! There are so many benefits of reserving a new build home early, such as having peace of mind that the property you want is yours to have, even if it’s not been built yet. 

The primary reservation fee will secure your plot until you’ve visited the sales office. Then, once you’ve visited the site, fallen in love with the property and decided to go ahead, you can put down the remainder of the deposit. 

The reservation time period lasts for up to 48 hours so if you find another one of our plots that takes your fancy, you’re able to seek that out instead. 


What does this mean?

Essentially, this secures your desired plot and ensures we don’t sell the house to anyone else in the meantime while you make a final decision.

A reservation fee for a new build essentially gives you the security you need to return to the property, knowing it’s still going to be available to buy. Whereas if you don’t reserve your plot, you run the risk of losing the property to another buyer – which isn’t ideal, especially when you have your heart set on a particular home!

Tips for after you’ve reserved your dream home

1.    Organise your mortgage right away

You’ll now need to ensure your mortgage is secured, so this is the first thing you’ll need to do after reserving a property. You may already have a mortgage-in-principle, in which case, simply return to the lender and secure the mortgage offer officially. 


2.    Hire a conveyancer/solicitor

Carry out research and hire a conveyancer or solicitor to help push the sale along for when the time comes. They will help oversee the buying process and comply with the legal requirements that arise for transferring home ownership.
