What is Stamp Duty?

Stamp duty, or Stamp Duty Land Tax (SDLT) in England, is a tax payable when purchasing a property. The amount depends on the property’s value and your buyer status (e.g., first-time buyer, home mover, or second-home purchaser).

When Will Stamp Duty Rise?

Stamp duty relief introduced in 2022, will come to an end on 31st March 2025. From 1st April 2025, thresholds will revert to pre-relief levels, significantly increasing the costs for many buyers. Let’s break it down:

For First-Time Buyers

Current Rates:

  • Up to £425,000: 0%
  • £425,001 to £625,000: 5%


After 1st April 2025:

  • Up to £300,000: 0%
  • £300,001 to £500,000: 5%
For Home Movers 
(Main Residence)

Current Rates:

  • Up to £250,000: 0%
  • £250,001 to £925,000: 5%
  • £925,001 to £1.5 million: 10%


After 1st April 2025:

  • Up to £125,000: 0%
  • £125,001 to £250,000: 2%
  • £250,001 to £925,000: 5%
  • £925,001 to £1.5 million: 10%


For Additional Properties (Second Homes)

Current Rates:

  • Up to £250,000: 5%
  • £250,001 to £925,000: 10%
  • £925,001 to £1.5 million: 15%


After 1st April 2025:

  • Up to £125,000: 5%
  • £125,001 to £250,000: 7%
  • £250,001 to £925,000: 10%
  • £925,001 to £1.5 million: 15%
