What is a Property Chain?

Whether you're already on the property ladder or looking to buy your first home, you've probably heard the term "property chain". But what does it actually mean?

A property chain is a series of linked property transactions, where each purchase depends on another sale going through. In simple terms, most people need to sell their current home before they can buy their next one. That means their buyer may also need to sell a property, and so on - creating a “chain” of connected sales and purchases. The start of the chain is typically a first time, or cash, buyer. They’re buying, but not selling whilst at the other end of the chain the opposite is true - this is somebody who is selling, but not buying.

There’s no limit to how many people can be involved in a property chain. However, the longer the chain, the greater the risk of delays or even the sale falling through altogether.

Why do property chains cause delays?

Property chains can often lead to delays, making the moving process stressful and frustrating for everyone involved. With multiple buyers, sellers, estate agents, mortgage lenders and solicitors all playing a part, there are many stages where hold-ups can occur. Even seemingly minor issues, such as missed phone calls, annual leave, paperwork backlogs or slow communication between solicitors, can quickly cause delays across the entire chain.

One of the most challenging aspects for buyers and sellers is the lack of visibility around where the delay is actually happening, creating uncertainty and leaving people feeling anxious about the progress of their move. This is particularly difficult when important dates, such as mortgage offers, removals or school placements, depend on the transaction moving forward smoothly.

Because each transaction within the chain relies on the others progressing at the same pace, a delay affecting just one party can have a knock-on effect for everyone involved. Maintaining regular communication and working with proactive professionals can help minimise disruption, but there’s no escaping the fact that property chains will require patience and flexibility from all sides.

What happens when a property chain collapses?

However, even with the best communication and all the patience in the world, property chains can still collapse. This means that one party pulls out and disrupts the entire chain.

This can happen for a number of reasons, including:

  • A buyer being unable to secure the mortgage they need
  • Structural issues being uncovered during surveys
  • Someone trying to renegotiate the sale price or terms
  • Buyers or sellers simply changing their mind

When one transaction falls through, it can have a knock-on effect on every other sale connected to it, often leading to further delays, increased stress and additional costs for everyone involved. Buyers and sellers may lose money already spent on surveys, legal fees and mortgage applications, while also facing the disappointment and uncertainty of having to restart parts of the process. In longer property chains, even a single collapsed sale can disrupt multiple transactions and significantly delay planned moving dates.
