The Bologna is a beautiful, contemporary four bedroom home, designed with family life and socialising in mind. Its spacious entrance hall leads off to an large kitchen and dining area, with breakfast bar and room for a family-sized table where you can gather together for meals, chats, games and celebrations. How do I reserve a plot online?
Once you have chosen the perfect plot for your new home, select the plot in the Current Availability section on the development or house type page. Click Reserve Now, follow the simple steps and the plot will be held for you.
How do I request a brochure?
You can download a brochure on the development page of your choice, or if you'd like us to post one to your home, select 'Request more details' and tick the 'Post me a brochure' option as part of the form.
How do I book a viewing?
Navigate to the development or home you would like to view and click 'Book a Viewing'. You can then select a convenient time and date for you.

A bespoke selling plan for homeowners

The Assisted Selling Plan is designed to help homeowners climb the property ladder. As part of the scheme, we will organise the sale of your existing home, making sure you receive the best possible price. This will allow you to reserve your new home with us.

We will create a personal selling plan, including a review of the property market in your area and an agreed sale price for your home based on two independent valuations.

We will work closely with the nominated estate agent to arrange all viewings and enquiries. All offers will be presented to you, and our Customer Experience Manager will guide you through the negotiation process. 

Once you accept an offer we will track the sale of your home, while you start planning for your brand new one. If your chosen home is ready within a four-month period, we may offer to buy your existing home in part exchange.

First Time Buyers: Buy a new home with 5% deposit

This government-backed scheme allows you to own 100% of your home and only pay 80% of the price upfront. You provide the 5% deposit and the government will lend you up to 20% as an equity loan. You can then apply for a mortgage based on the remaining 75% of the house price.
 
The Help to Buy: Equity Loan is available to first time buyers and is subject to eligibility, terms and conditions apply. Regional price caps do apply, and the Equity Loan is only avauilable on new build homes, built between April 2021 and March 2023.

Said to be one of the largest parks in Europe with more than 700 acres of woodland, lakes and gardens to explore, the nearest entrance to Roundhay Park is less than a mile from Identity, around a 15-minute walk. There’s a lakeside cafe and boating jetty, as well as a bowling green and children’s play area. 
At the top of Roundhay Park you’ll find Tropical World, just over three miles away. It’s a great day out for all the family with indoor topical gardens, a butterfly house, exotic birds, meerkats and crocodiles as well as a child friendly café.

Primrose Valley is also a short drive from Identity. With picnic benches a plenty and lots of green space to enjoy, the park is great for spending the day with friends and family. With its scenic views over the city, and its woodlands and green spaces, it’s the perfect place to walk, cycle and let children and four legged friends run free. The Wyke Beck Way cycle route which runs through Roundhay Park to Temple Newsam passes through Primrose Valley Park. 

With quaint market towns such as Wetherby and Otley a short drive away, and historic Harrogate and York in easy reach, you’ll never be short of fun-filled ways to spend your spare time.

There’s a wide range of primary and secondary schools and further education options close to Identity. 
Providing care for under 5 years old, Kentmere Children’s Centre and Jumping Jack’s DAY Nursery are just 5 minutes from home and are both rated ‘Good’ by Ofsted. 

For students from 5-11 years, Manston St James Primary Academy is 9 minutes from home and is rated ‘Good’. Austhorpe Primary is another high rated school, just a shot drive away. 

Roundhay School Primary Campus was given an outstanding rating. The school is spread across two sites, with the primary campus 0.7 miles from the development and the secondary and sixth form 3.1 miles away.  

The University of Leeds, Leeds Beckett and Leeds Trinity are all within 10 minutes’ drive of your new home.

Your closest multi-sport facility is Fearnville Leisure Centre, which has a 25-metre swimming pool, as well as badminton, squash and table tennis facilities for hire.

Leeds Gymnastics Club is also close to Identity. It’s home to a number of elite and Olympic athletes and offers sessions for all ages and abilities, from babies all the way up to professional level adult gymnastics.
Roundhegians Rugby Football Club is only a 10 minute drive from the development and has around 15 different teams for all ages.

Seacroft Hospital offers a range of walk-in services, and Dr Pearson R E & Partners GP clinic is lass than half a mile away, or you could choose Cross Gates Medical Centre, 1.3 miles from home
 
Health And Wellbeing At Identity
Connectivity
Identity is next to the A58 Easterly Road, which provides a direct route into Leeds city centre to the south-west, four miles away. 

The M1 is close by, getting you to Wakefield in around 30 minutes, and Sheffield in slightly over an hour as well as providing easy access to Nottingham and Leicester. The M62 is only ten miles away, so you can also reach Bradford and Huddersfield in under an hour. 

Seacroft Bus Station is just over a mile away, offering services throughout Yorkshire. The 4 and 4A go to Pudsey via Leeds city centre and the 770 and 771 run to Harrogate. The 50A bus service to Horsforth runs straight past our Identity development on Asket Drive, just a short walk away.

Focussing mainly on graphic art and design, typography, illustration and product design, Colours May Vary stock books, journals, prints, cards, gifts, homeware and stationery. It’s sourced both locally and internationally from a mix of established and up and coming producers. 

Sociable Folk, a small chain coffee shop is just under 30 minutes away from Identity and provides the perfect hub for socialising, grabbing a quick coffee, meeting colleagues for a working lunch or meeting friends for a drink in the sun. Everything is made fresh, from their coffee to their superfood salad. 

24 minutes away you’ll find The Little Bookshop. Opening their doors to Leeds in October 2017 The Little Bookshop is a place to explore literature and illustration with the whole family.
