New homes are approximately 65% more energy efficient, according to the Home Builders Federation. Our homes are designed to be as energy efficient as possible with better ventilation and insulation, quality windows, reduced sound transmission, and increased fire and electrical safety. Energy efficient appliances are fitted as standard. Every home is fitted with gas central heating as standard with an Ideal Logic boiler.

Each home has a statement front door with contemporary handle, door number and knocker. Many have overhead canopies with wall-mounted door lights or ceiling-mounted lights in the porch. UPVC windows in cream or grey have stone-effect finished cills.

The front gardens are landscaped with a tarmac or block paved driveway. Rear gardens are enclosed for privacy and fencing is finished in a dark brown stain. Homes with an integral or separate garage include doors by leading German brand Horman.

Homes are completed to National House Building Council standard with a 10-year Buildmark warranty. This is the UK’s leading insurance cover for new homes. For the first two years we will take care of issues with the central heating, roof or structure of the property and any other agreed areas such as water services. All kitchen appliances are covered by a two-year manufacturer's warranty.

Once built and ready to move in, you will be invited to a guide and demonstration of your new home. On moving day, you will receive a comprehensive homeowner’s handbook and you will be introduced to a dedicated Customer Service Co-ordinator.

Things to consider when buying a new home
How much deposit do I need?

Having a strong deposit is a good way to increase your chances of being accepted for a mortgage. Unless you are using Help to Buy, you will usually need to have saved up at least 10% of your home’s value before you can make an application.

The amount you need to save will depend on a number of factors, with the main one being the price of the home you want to buy. Take a look at our mortgage calculator to see for yourself how the size of your deposit can affect how much you’re paying for your mortgage each month.

What is the Help to Buy scheme?

With the Help to Buy scheme, you will only need a 5% deposit to secure your new home. 

The government will lend you up to 20% of the value of your new home, meaning you will only need a 75% mortgage. You won’t be charged any fees over the first five years of your loan, so you can use this time to save more for the future.

What is a deposit calculator?

Whether you’re just starting to build your deposit, or you’ve already got money set aside, using a deposit calculator can help you see how much further you’ve got to go.

It can be useful to see all the figures relating to your mortgage in one place – which is what a deposit calculator enables you to do. The calculator can give you an idea of what your mortgage repayments will be, based on various factors such as the term of your loan and its interest rate. 

What is a mortgage in principle?

Some people apply for a mortgage in principle before buying a new home. This is when a lender will say that, if all your financial and personal information is accurate, they would be willing to lend you the money you need to buy a new home.

A mortgage in principle can be reassuring, especially if your new home might not be completed for several months. A formal mortgage offer might have expired by the time your home is ready.

A mortgage in principle can usually be drawn up in 24 hours and will generally last between three and six months. You will need to check with your lender exactly how long yours will be valid for.

Help to Buy equity loan

Buy a new home with 5% deposit


This scheme allows you to own 100% of your home and only pay 80% of the price upfront. You provide the 5% deposit and the government will lend you up to 20% as an equity loan. You can then apply for a mortgage based on the remaining 75% of the house price.
 
The equity loan is interest-free for five years and the scheme is available on new build homes up to the value of £600,000.

Home Reach shared ownership

Buy a 50 - 60% share of your new home with Home Reach


With the Home Reach shared ownership scheme, you buy 50- 60% share of your new home now, and pay a small monthly rental fee on the remaining percentage of your home until you are ready to own the full 100%.
You can purchase your share with cash or by taking out a mortgage, with as little as 5% deposit. You will pay rent of 2.75% of the value of the unowned share, which will be paid monthly by direct debit to Heylo.

You are eligible to purchase a Strata home using Home Reach if:
 
- Your household income does not exceed £80,000 per annum
- You have saved a deposit (at least 5% of the share value)
- You are a first-time buyer / previously owned a home, but cannot afford to buy outright at the moment
- The shared ownership home will be your only home
- You have passed an Affordability Check
- You have registered with a Help to Buy Agent (ask our team for more details)
